Charlie peered into the kitchen and found Matt sitting at the table, perusing the newspaper and sipping coffee. “Matt, can we talk?” Charlie asked as he pulled out a chair and sat across from his friend.

“Sure,” Matt answered, folding the paper as he gestured toward the coffee machine, silently asking Charlie if he wanted a cup.

Charlie shook his head no, took a deep breath and quickly said, “MattI’dlikemyshareoftheequityinthishouse.”

Surprised, Matt replied, “Sure, is there a number you’re looking at or can you wait a few days for an appraisal?”

“I can wait a little while,” Charlie reluctantly said.
